Description of the Property
VILLA JOSEFINA is a privately owned and spacious four bedroom and two bathroom villa that has over 2,000 square feet of living space. The villa sleeps up to ten guests. It is located in the exclusive gated community of Aviana Resort, a tropical hideaway of swaying palms, rich green foliage and exotic flowers. Aviana is also surrounded by a wild conservation area. It is less than 15 minutes away from the gates of Disney. Other Florida attractions such as Universal Studios, Sea World, Kennedy Space Center and spectacular beaches are only a short drive away. Championship golf courses such as Champions Gates, Providence, Reunion Golf and Country Club, and Southern Dunes are within a five minute drive.
Our home away from home is a perfect base to explore all of the exciting attractions in Orlando. The villa is fully air conditioned and is ideal for a large family or two smaller families to share. We furnished it with high quality furniture with your comfort and enjoyment in mind. All linens and towels are provided.
The living room has a comfortable sofa sleeper to sleep an additional two guests. Next to the living room is the formal dining room which has a beautiful table that seats six to eight people.
Our villa has two master bedrooms that are elegantly furnished. Both master bedrooms have queen size beds, 26” flat screen TVs with cable, nightstands with lamps, alarm clocks, telephones, and ceiling fans for added comfort.
The first master bedroom has a full-size dresser with mirror. It has an en-suite bathroom that includes a walk-in shower area, a sink with vanity unit, a lighted mirror, a toilet, and a built-in closet. It also has a Jacuzzi. The second master bedroom is located on the opposite side of the house near the twin bedrooms. It also has a built-in closet.
The third and fourth bedrooms have twin beds, nightstands, alarm clocks, and built-in closets. Both twin bedrooms share a family bathroom with the other master bedroom. The family bathroom has a shower, a sink with vanity unit, a toilet, and a lighted mirror.
The bright kitchen adjoining the family room is fully equipped with a refrigerator with an ice maker, microwave, full range, dishwasher, waste disposal, coffee maker, electric tea kettle, blender, hand mixer, and toaster. All crockery and cutlery are provided. The breakfast nook is a good area for coffee and has a breakfast table that seats four.
The large family room is spacious and has ceramic tiled floor and a ceiling fan for additional comfort on those hot Florida days. It has a comfortable leather sectional, a 40” flat screen TV with cable, a DVD player, and a Playstation 2 with games. We also provide a free wire or wireless Verizon FiOS internet and unlimited residential calling to anywhere in the US, including Puerto Rico, Guam and the US Virgin Islands, and to Canada, so use our phone and save your cell phone minutes.
Stepping out from the family room is the screened pool which can be heated during the cooler months (charges apply). The pool has a large covered lanai, a patio table with four chairs, and two sun loungers for relaxing under the sun. The pool is provided with a removable safety fence for extra added protection for young children and all the doors leading to the deck area has switchable pool alarm. The pool area has a gas grill for outside barbecue.
The utility room has a washer and dryer, iron and ironing board.
Our home has a carpeted game room to keep the kids amused on those rare rainy days in Florida. The game room has a pool, foosball, and air hockey table plus an electronic basketball hoop. It also has a bar table with three bar stools for snacking while playing. It is also equipped with a radio for listening to music.
Our guests have free use of the resort clubhouse and can relax in the resort pool with gazebos and shaded cabanas. The clubhouse has a hot tub, loungers, playground, sand volleyball court, exercise room, putting green, and cyber café.
For families with young kids, we have a high chair and a Pack and Play (a portable crib or playpen).

Rental Rates and Booking Information
Low Season: March, November and December ($118 per night, $826 per week)Mid Season: April, May, September, October ($130 per night, $910 per week)
High Season: June, July, August ($154 per night, $1078 per week)
Note: Thanksgiving, Christmas, New Year, and Easter are considered High Season ( $154 per night, $1078 per week)
$200 USD per week non refundable deposit along with your completed booking form is due to secure your dates. On receipt of your deposit we will bank your check and wait for clearance, following which we will send out a receipt and confirmation of booking. Payment of the balance is due in full eight weeks prior to your arrival date.
$300 fully refundable security deposit required prior to arrival. Your refundable deposit will be released on confirmation from our management company that our villa has been left in the same good condition that you found it on your arrival, usually within 24-48 hours of inspection.
Midweek bookings may incur a 10% surcharge.
$85 short stay cleaning fee for stays less than 7 nights.
$25 per night for optional pool heat (Recommended Nov-March)
Cancellation 5 to 8 weeks prior to arrival date will cost 50% of the total charge.
Cancellation less than 5 weeks prior to arrival date or cancellation of holiday booking will cost 100% of the total charge.
All stays are subject to a 12% Tax.
Minimum stay is 3 nights.

Take I-4 west to exit 58 (the Reunion/Champions Gate exit) and make a left turn. go down a few miles and make a right turn onto Old Lake Wilson Road, then left onto Highway 54 and make another right onto 17/92.Aviana is about 1 mile down and will be on the right.
